The use case project development addresses the development of climate-fit buildings and open spaces. Be it individual buildings or entire districts. The greenpass Environmental Impact Kit accompanies real estate throughout the entire planning phase.

The modular kit can be tailored to the needs and requirements of your use case. The kit includes 6 environmental checks, which can be used individually or in combination. The Climate Check is based on a microclimate simulation (powered by ENVI-met), while the Wind Check is based on a CFD simulation and is particularly recommended for high-rise developments. There are add-ons for each check, which expand the standard scope of services with modules, e.g. an optimization round, reference scenarios, planning & climate scenarios, additional evaluations and much more.

In order to achieve the greatest leverage, it is recommended to start as early as possible and to optimize the planning in terms of costs and benefits, and finally to (pre-)certify the performance officially with the (Pre-)Certification Check. By application of the EU Taxonomy Check, the project development can also be designed and checked according to the requirements and criteria of the EU Taxonomy.

The use case EU Taxonomy & ESG meets the requirements of the EU Taxonomy according to Appendix II – which have been in force since 2020. The EU Taxonomy applies to all economic activities related to building, renovating and trading in real estate. The taxonomy requires each project to make a significant contribution to one environmental objective without causing significant harm to the other environmental objectives. Green assets appreciate in value and receive better financing terms, while non-green assets are at risk of declining value and higher financing costs. Compliance with the EU Taxonomy is also a key element of ESG reporting.


The EU Taxonomy Check applies to existing and new buildings. For environmental goal 2 – adaptation to climate change – a choice can be made between ‘do no significant damage‘ and ‘substantial contribution’ approval. In cooperation with our partners, we can provide full approval of all the environmental targets required for your property on request.

In addition to the EU Taxonomy Check, it is recommended to expand the kit with regard to a Pre-Certification & Certification Check in order to get a relatively valuable proof of quality. Furthermore, a Climate Check as well as a Wind Check and the associated add-ons can be selected from the kit.

The use case status quo & retrofit addresses the adjustment of the building and open space stock for adaptation to climate change.

The process typically starts with an analysis of the status quo based on a Climate and/or Wind Check, followed by a targeted
optimization. For a holistic analysis and evaluation a (Pre-)Certification Check is recommended in order to optimize the situation in terms of efficiency and cost/benefit and finally to officially confirm and communicate the quality. In addition, an EU Taxonomy Check including a climate risk analysis for the building stock is recommended in order to fulfill the regulatory requirements of the EU Taxonomy.
